What Efflorescence Actually Is
Efflorescence forms when water dissolves soluble salts inside concrete, brick, or mortar, then carries those salts to the surface. As the water evaporates, the salts stay behind as a whitish crystalline deposit. The U.S. Geological Survey notes that these deposits typically consist of calcium carbonate, calcium sulfate, and sodium chloride compounds derived from the cement and aggregates.
The chemical process is straightforward. Concrete contains calcium hydroxide from the cement hydration reaction. When water enters the material and reacts with carbon dioxide in the air, the calcium hydroxide converts to calcium carbonate. Water carries this compound to the wall face, evaporates, and leaves the crystalline residue you see.
None of that is dangerous. Efflorescence is chemically similar to what you find in hard water deposits on plumbing fixtures. You can touch it, brush it, wash it off. It doesn't cause health problems.
Why Efflorescence Matters Even Though It's Harmless
The deposit itself is inert. But efflorescence cannot form without water movement through the wall. That's the diagnostic value.
When I see efflorescence on a basement wall during an inspection, I'm not worried about the salt. I'm worried about the moisture path that produced it. Something is letting water pass through the foundation, dissolve minerals along the way, and reach the interior face.
That water path is what buyers need to understand and address. The white powder is just the evidence that it exists.
Efflorescence vs Mold: How to Tell the Difference
Buyers commonly confuse the two. The distinction matters because mold indicates a biological problem with potential health implications, while efflorescence is a mineral deposit signaling a moisture path.
Physical Characteristics
Efflorescence appears white, gray, or occasionally tinted (brown or yellow from iron oxides in the material). It has a crystalline or powdery texture. Fresh deposits feel dusty. Older deposits form a hard crust.
Mold appears in various colors including black, green, brown, or pink. It has a fuzzy, spotty, or filmy appearance. It often grows in irregular patches rather than uniform coverage.
The Water Test
Spray a small area with water. Efflorescence typically dissolves or becomes much less visible when wetted. Mold does not dissolve; it stays put and may darken when wet.
This is the fastest field test available to buyers. Anyone can do it during a walkthrough.
Location Patterns
Efflorescence follows moisture paths through masonry. Look for horizontal bands at the base of walls where groundwater enters, vertical streaks below wall penetrations, or patches around cracks.
Mold tends to develop on organic materials like wood framing, drywall, or paper-faced insulation. It appears where humidity stays elevated rather than where water has traveled through inorganic materials.
Types of Efflorescence by Age and Severity
Not all efflorescence carries the same weight during an inspection. The character of the deposit tells you something about when the moisture event happened and whether it's ongoing.
Primary Efflorescence
Primary efflorescence appears within the first year of construction. It forms as excess mixing water evaporates from fresh concrete or masonry. This type is expected and usually stops on its own once the material fully cures.
In new construction, I don't flag primary efflorescence as a defect. I do note it so buyers understand what they're seeing.
Secondary Efflorescence
Secondary efflorescence forms later, from water that enters the wall after construction is complete. This is the diagnostic form. It only exists because water is finding its way in from the outside, through cracks, joints, or the pores of the material.
Secondary efflorescence is what matters during a home inspection. If you're buying a 40-year-old house and there's fresh white powder on the basement wall, that's a current moisture path, not a leftover from construction.
Fresh vs Aged Deposits
Fresh deposits are powdery and easy to brush off with your hand. They indicate recent or ongoing moisture activity. Wipe some off and check the same spot in a few weeks; if it returns, the moisture path is active.
Aged deposits form hard crusts that resist removal. These often indicate significant water flow over an extended period. The severity depends on whether the flow is still occurring. A hard crust with no fresh powder may represent a problem that was eventually fixed. A hard crust with fresh powder on top signals long-standing, unresolved moisture intrusion.
Common Sources of Foundation Wall Moisture
Because efflorescence points to a water path, understanding common sources helps you evaluate what fix might be needed.
Poor Exterior Grading
Soil sloping toward the foundation directs water against the wall. This is the most common cause of chronic basement moisture. The EPA's stormwater guidance recommends a minimum of 6 inches of drop over the first 10 feet away from the house.
Regrading is often the cheapest fix. Materials and labor typically run $500-$1,500 for a residential lot.
Clogged or Missing Gutters and Downspouts
Gutters that overflow or discharge water at the foundation instead of 6+ feet away create concentrated wet zones. I see this on maybe half the homes where I find efflorescence.
Extending downspout discharges with rigid extensions or buried drainage lines costs $200-$800.
Foundation Cracks and Joint Failures
Even hairline cracks can transmit water under hydrostatic pressure. Cold joints where concrete pours meet, penetrations for pipes or wiring, and tie rod holes from the original forming process all provide moisture pathways.
Epoxy or polyurethane crack injection runs $300-$800 per crack. Larger repairs involving multiple cracks or joint failures can reach several thousand dollars.
High Water Table or Perched Water
When groundwater rises seasonally, hydrostatic pressure pushes water through the entire wall. Efflorescence in these cases often appears in broad bands rather than localized patches.
Interior drain tile systems with sump pumps run $6,000-$12,000. Exterior waterproofing with membrane and drainage board runs $10,000-$25,000+ for a full foundation.
What to Do When You Find Efflorescence
The response depends on what stage of a purchase or ownership you're in.
During a Home Inspection
Ask the inspector to note the exact location and characterize the deposit as fresh, aged, or mixed. Photos with a ruler for scale help document the extent.
Also ask them to look for related evidence: staining on the wall base, damp corners, rust on steel columns or beam pockets, and any signs of past finished wall damage.
If the efflorescence is significant, get a specialist evaluation before removing the inspection contingency. A basement waterproofing contractor will typically provide a free estimate, but consider paying a structural engineer $300-$500 for an independent opinion. Waterproofing contractors are selling a solution, which affects how they present the problem.
Interpreting Photos in a Report
Inspection reports often show efflorescence without much context. Look for scale, distribution, and location relative to the exterior grade.
A palm-sized patch near a penetration is less significant than continuous bands across multiple walls. Deposits high on the wall indicate moisture from above (leaks, condensation, or roof drainage) rather than through the foundation.
As a Current Homeowner
Start with the cheap exterior fixes first. Check grading, downspout extensions, and any obvious surface water sources. Give it a full seasonal cycle to see if the problem resolves.
If interior efflorescence continues to appear after basic exterior work, that's when you move to more expensive interior drainage or exterior waterproofing solutions. Cleaning off the salt deposit is the last step, not the first. There's no point in cleaning it if the moisture path is still active.
Removing Efflorescence
Once the moisture source is addressed, you can clean up existing deposits. But only after the source is fixed. Otherwise it comes back.
For Fresh Powdery Deposits
Dry brushing with a stiff nylon brush usually handles fresh efflorescence. Vacuum the residue with a HEPA-filtered shop vacuum. Avoid using water for cleaning because it can drive salts back into the wall and cause them to redeposit.
For Hardened Crusts
Wire brushing removes most hardened deposits. Persistent crusts may require a masonry cleaner containing dilute muriatic acid or a phosphoric acid product. Follow manufacturer safety instructions carefully. Personal protective equipment is required.

Do Not Paint Over It
Painting or sealing walls with active efflorescence traps moisture behind the coating. The paint fails within months as water continues to push through. I've seen basement walls where three or four layers of failed paint have peeled off in sheets. Always address the moisture source first, allow the wall to dry completely, and only then apply appropriate breathable coatings.
When to Worry
Most efflorescence indicates manageable moisture issues that can be resolved with exterior drainage improvements. Some cases warrant more urgent attention.
Signs that a foundation moisture problem may be more serious than typical efflorescence:
- Efflorescence paired with visible horizontal or diagonal cracks in the wall
- Deposits combined with bowing or bulging of the wall inward
- Rust stains bleeding through with the salts, indicating corroded reinforcement inside the wall
- Efflorescence covering more than 25 percent of the wall surface
- Standing water or damp soil visible at the base of the wall
- Musty odors that persist after cleaning and dehumidification
In these situations, engage a structural engineer rather than a waterproofing contractor first. You need to know whether the wall's structural capacity is affected, not just how to keep the basement drier.
The Bottom Line
Efflorescence is not the problem. It's evidence that a problem exists.
The white powder itself is harmless mineral salt. What matters is the water that carried it there. Depending on the source, the fix ranges from a $200 downspout extension to a five-figure waterproofing project.
When you see efflorescence during a home inspection, take it as useful information rather than a red flag or a shrug. It tells you the wall has been wet. Now the question is why, how often, and what it will take to keep it dry.
