Charleston Historic District Inspection - What I Learned from an 1820s Single House

The first time I walked through an 1820s Charleston single house south of Broad with my buddy Caleb, I had to recalibrate everything I thought I knew about reading inspection reports. The floors sloped noticeably from the back of the house toward the front. The brick foundation had cracks I could fit a pencil into. The original heart pine framing had visible termite damage from a problem that had been treated decades ago. And the inspector, a guy named Reggie who had been working the Charleston market for 22 years, kept saying things like "that is original to the house" and "this is normal for the period."

By the end of the three-hour inspection, I had filled my notebook with examples of things that would have been five-alarm fires in a suburban Atlanta listing but were essentially context-appropriate in a downtown Charleston historic property. Caleb ended up buying the house. The full repair list ran about $42,000 and most of it was elective work to preserve original features rather than emergency repairs. That experience taught me that inspecting historic Charleston properties requires a completely different framework than inspecting standard residential construction.

What a Charleston Single House Actually Is

The Charleston single house is one of the most recognizable architectural forms in the Southeast. The house is one room wide and turned sideways on the lot, with the narrow end facing the street and the long porches (called piazzas) running along the south or west side to catch the prevailing breeze. The form developed in the 1700s as a response to the Charleston climate, lot configurations, and a property tax structure that favored narrow street frontage.

Caleb's house was a classic two-and-a-half story brick example built around 1820. The first floor had been a parlor and dining room. The second floor had two bedrooms. The half story under the roof had originally been servants' quarters. The piazzas on the south side were original, with heart pine flooring that had been there since Andrew Jackson was running for president.

Foundation Findings That Were Not Defects

The brick foundation showed cracks at almost every corner. In a 1990s ranch home, I would have flagged this as a significant structural concern. Reggie's read was different. He pointed out that the cracks were ancient, that they followed the original brick courses rather than running through bricks, and that the mortar in the cracks was a soft lime mortar that had been deliberately used in the 1800s because it allowed the foundation to move without cracking the bricks themselves.

Why Lime Mortar Matters

Pre-1900 Charleston foundations were built with lime-based mortar, which is significantly softer than the Portland cement mortar used in modern construction. Lime mortar flexes with seasonal movement, allows moisture to evaporate through the mortar joints rather than trapping it in the bricks, and develops surface cracks that look alarming but rarely indicate structural failure. The National Park Service preservation guidance specifically warns against repointing historic masonry with hard modern cement because it traps moisture and damages the original bricks.

What Reggie Did Flag

One section of foundation at the rear had been repointed in the 1970s with hard Portland cement mortar. The bricks above that section showed spalling and surface deterioration that the lime-mortar sections did not have. Reggie recommended removing the cement mortar and repointing with proper lime-based mortar, which would cost about $4,800 for that section. That was a real finding. The ancient cracks elsewhere were context, not defects.

Sloping Floors and Original Framing

The first floor sloped about three inches over the 28 foot length of the house. A marble rolled steadily from the back of the parlor to the front entry. In a suburban inspection, that level of slope would prompt a recommendation to call a structural engineer. Reggie did recommend the engineer evaluation, but with the caveat that this slope had probably been there since the 1830s based on the way the original baseboard had been scribed to match it.

Original Heart Pine Framing

The basement (which in a Charleston single house is really a high crawlspace because of flood elevation) showed the original sill plates and joists. Heart pine from the 1800s is essentially extinct as a building material. It came from old-growth longleaf pine forests that no longer exist, and the wood is denser, stronger, and more rot-resistant than anything available today. Most of the original framing was still structurally sound after 200 years.

Old Termite Damage vs Active Damage

There was visible termite damage to one sill section near the rear. Reggie showed me how to tell old damage from active. The galleries were dry, brittle, and partially filled with old debris. There were no mud tubes leading to the area. No frass (termite droppings) was visible. The damage was real but had been there for decades after the original colony was eliminated. A wood-destroying organism specialist confirmed this during the separate termite letter inspection, which the Clemson-licensed inspector documented per the requirements set by the Clemson Department of Plant Industry.

The Roof and What Counted as Storm Damage

The roof was standing-seam copper, original to a 1920s replacement of an earlier slate roof. Reggie spent about 40 minutes on the roof itself. Copper roofs in Charleston have to deal with the same hurricane wind exposure as everything else, plus salt air corrosion. He found two seams that had separated slightly, probably during Hurricane Ian's outer bands in 2022, and recommended professional resoldering at a cost of about $2,200.

The chimney flashing was in worse shape than the seams. The original copper flashing had developed pinholes from galvanic corrosion where the copper met some steel fasteners from a repair in the 1980s. That needed full replacement, which Reggie estimated at $3,400 with proper period-appropriate materials.

Systems Updates That Were Done Right and Wrong

The electrical system had been updated to 200 amp service in 2009. The work was permitted, properly grounded, and showed no findings. The plumbing had been partially updated. The supply lines were copper from a 1980s repipe. The drain lines were the original cast iron from the 1820s, which Reggie said was actually a positive because cast iron from that era was significantly thicker than modern reproductions and had decades of life left.

The HVAC was where I learned about an interesting Charleston-specific consideration. The system was a high-efficiency heat pump, only six years old, but the outdoor condenser was installed without any salt-air protection. The aluminum fins were already showing significant corrosion. Reggie noted that coastal-rated condenser coatings or stainless-steel cabinets are standard recommendations for any HVAC installed within five miles of the harbor, and that the lack of this protection would shorten the equipment life by 30 to 50 percent. Replacement with a coastal-rated unit was estimated at $7,200.

What Caleb Decided

The full inspection report ran 87 pages with photos. The repair list totaled about $42,000 over a five-year horizon. Caleb made an offer with a $15,000 credit at closing to address the immediate items (the lime mortar repointing, the copper flashing, and a few smaller fixes). If he had ignored everything because the house was old, he would have missed the real items that needed attention.
