What a Beaverdale Brick Foursquare Inspection Really Turns Up

Devon and Katie found their Beaverdale brick foursquare on a Saturday morning walk with their realtor. Second block off Beaver Avenue in Des Moines, 1928 build, 2,100 square feet on two floors with a partially finished basement and a detached brick garage. They put in an offer the same afternoon. The seller accepted within 24 hours. They had ten days to complete inspection contingencies before the deal became binding.

They called me on Monday. Katie had grown up in a 1990s subdivision outside Chicago. Devon had rented apartments his whole adult life. Neither of them had ever owned a home older than 30 years, and they knew Beaverdale homes had a reputation for character and for maintenance quirks. Beaverdale was developed as a streetcar suburb between 1915 and 1940, with the peak building years in the late 1920s. The neighborhood is defined by its brick construction, which was unusual for the time period in a market where wood-frame construction dominated. Local brick manufacturers produced the distinctive red-orange brick that gives Beaverdale its character, and hundreds of homes went up during a short 15-year window.

The homes share common features that create common inspection findings. Full masonry walls (not brick veneer over frame construction). Original wood windows with double-hung mechanisms. Plaster and lath interior walls. Boiler heating systems with cast iron radiators. Coal chutes and coal storage rooms in basements, now repurposed. Detached brick or frame garages that predate car culture as we know it now.

The overall build quality was above average for the era. Beaverdale homes were solid working-class housing built by craftsmen using materials that have proven durable. What has changed is that everything mechanical has been retrofitted or replaced multiple times over the century, and the quality of those retrofits varies dramatically from house to house.

What the Inspection Found in Devon and Katie's House

Their inspection took nearly four hours, which is on the long end for a 2,100 square foot house but appropriate for a nearly century-old brick home. Here's what the report ended up containing.

The Brick Envelope

Overall condition of the brick itself was good. No spalling (surface flaking), no visible cracks running through the brick face, no bowing walls. The color and texture were consistent with a well-maintained early 20th century masonry structure.

What needed attention was the mortar. Roughly 40 linear feet of mortar joints on the south-facing wall showed erosion, meaning the mortar had weathered back below the brick face by up to 1/2 inch. This is the natural aging process for lime-based mortars in a freeze-thaw climate, and it's exactly what Beaverdale mortar tends to do after 90 years of Iowa winters.

Left untouched, eroded mortar allows water infiltration behind the brick face. That water freezes and expands in the wall, gradually pushing bricks out of position and accelerating deterioration. The repair, called tuckpointing, involves removing the deteriorated mortar and replacing it with new material matched to the original in color and composition. Cost estimate from a Beaverdale-experienced masonry contractor: $3,400 for the affected 40 feet plus a smaller area on the west wall.

The Chimney

The house had an interior brick chimney serving the original boiler system, still in use. The portion above the roofline showed the typical Beaverdale chimney issues: crown cracking, deteriorated top courses of brick, missing mortar in the upper joints, and no chimney cap.

Chimney repair for this house was quoted at $2,800, including rebuilding the top three courses of brick, installing a new concrete crown with proper drip edge, and adding a stainless steel chimney cap with spark arrestor. The interior flue liner would need inspection with a camera scope as part of the chimney work, which was included in the quote.

Chimney work on Beaverdale homes is common enough that specialized contractors exist in Des Moines who do nothing else. Devon and Katie's realtor connected them with two contractors who provided competitive quotes within two days.

The Electrical System

The house had been partially rewired. The original knob-and-tube wiring had been replaced in most of the first-floor circuits and all of the kitchen and bath circuits, based on visible evidence in the basement ceiling. What remained was knob-and-tube in portions of the second floor and in the attic wiring runs.

Partial knob-and-tube is common in Beaverdale homes. Owners over the decades have upgraded high-demand circuits (kitchen, laundry, air conditioning) while leaving lower-demand circuits (bedroom lights and outlets) with original wiring. The remaining knob-and-tube is generally functional but creates two issues.

First, insurance carriers have varying policies on partial knob-and-tube. Some will not write policies at all. Some will write them with exclusions or surcharges. Some don't care as long as it's not the primary panel. Devon and Katie needed to check with their insurance agent before removing the inspection contingency.

Second, knob-and-tube wiring is not compatible with modern insulation. If the attic gets fully insulated with blown-in cellulose or fiberglass, the wiring can overheat. This limits what the buyers can do to improve the home's energy efficiency without a rewiring project.

Full rewiring of the remaining circuits was quoted at $8,500. Devon and Katie's insurance agent confirmed they could get a policy on the property as-is, but recommended completing the rewiring within 12 months.

The Plumbing

The main water service was copper, replaced at some point in the last 20 years. The drain lines were original cast iron. The inspector recommended a sewer scope, which Devon and Katie added on for $250.

The scope video showed the cast iron main drain in poor condition. Visible corrosion, some scale buildup restricting flow, and one section with clear cracking near the exit point to the sewer lateral. The lateral itself, running from the house to the city connection under the front yard, showed root intrusion at three joints.

Replacement estimate: $9,200 for the interior main drain replacement (using copper or PVC), plus $6,800 for the exterior lateral replacement using pipe bursting technology. Total $16,000, though the interior work could be deferred while the lateral was more urgent.

The Roof

The roof had been replaced approximately 8 years earlier, according to the seller's documentation. Architectural asphalt shingles in good condition, no visible damage or defects. Estimated remaining life of 12 to 17 years. This was the easiest section of the report to write and required no follow-up.

The Negotiation

Devon and Katie had a hard decision. The inspection had identified real, documented repair needs totaling roughly $32,000 across the various systems. Not immediate crisis items, but real maintenance debt on the house.

Their realtor helped them structure a repair request. They asked the sellers for:

  • A $10,000 credit at closing to address the exterior sewer lateral, chimney work, and tuckpointing (the items with either safety or immediate structural implications)

Total first-year investment in the house beyond the mortgage payment: about $25,000. Not a small number, but predictable, planned, and known before they closed. The house had reached the point in its life cycle where these systems needed to be refreshed regardless of who owned it. Devon and Katie became those owners.

What I Tell Beaverdale Buyers to Expect

Beaverdale homes are worth what they cost. The construction quality, the architectural character, the walkable neighborhood, and the school district access all justify the premium these homes command in the Des Moines market. But buyers need to enter the transaction with realistic expectations about what a century-old brick home requires.

Budget for maintenance and updates. A reasonable planning number for a Beaverdale home is $15,000 to $30,000 in accumulated repair work over the first 24 months of ownership, depending on what previous owners have already addressed. Homes where the mechanical systems have been thoroughly updated in the last 10 years will be at the lower end. Homes where the systems are all original or original-with-patches will be at the higher end.

Get specialty inspections. Standard home inspections do a good job identifying general concerns, but Beaverdale specific issues (mortar condition, chimney flue integrity, foundation waterproofing on a partial-basement home) benefit from specialist evaluation before you close. The cost of these additional inspections is trivial compared to the cost of missing an issue.

Talk to your insurance agent early. The unique features of these homes (partial knob-and-tube, older plumbing, boiler heating, detached garages) all affect insurance underwriting. Know the coverage and premium picture before you commit.

Ask about the neighbors and the previous owners. Beaverdale is a tight-knit community and neighbors often know the maintenance history of surrounding homes better than any inspection can reveal. Devon and Katie learned after closing that their next-door neighbor had helped the previous owner with several projects and could confirm which repairs had been done properly and which had been shortcuts.

The homes are worth the work. That's why Beaverdale endures as one of the most desirable neighborhoods in central Iowa a century after the last of the original construction was completed.
