Seller refusing to do any repairs - is this normal?

We got our inspection back and there are some real issues - old electrical panel, water damage in basement, a few other things. Total estimated repairs around 12k. We asked for either repairs or a 10k credit and the seller came back saying no to everything. Not even a counter offer, just a flat no. The house has been on market for 45 days already. Is it normal for sellers to refuse everything? Do we just walk away?

45 days on market means they've probably had other buyers walk away too. A flat refusal is unusual unless they're either desperate to avoid closing costs or have another offer coming. Did your agent talk to their agent about why? Sometimes there's context that changes the picture.

supposedly they just dont want to deal with repairs and already priced the house to reflect the condition. but it was priced at market value not below...

You have leverage here. If theyre 45 days in and you walk, theyre looking at another month or more to find a new buyer. Counter their no with something smaller focused on the safety items like the electrical. Sometimes sellers dig in initially then soften when they realize youre serious about walking.

We walked from a similar situation last year. Seller wouldnt budge on anything. Found a better house two weeks later. Sometimes walking away is the right call. 12k in known issues usually means more surprises after you move in.

depends on the market though. in some areas two weeks later means youre looking at the same inventory or worse. walking away is always an option but make sure you have realistic expectations about alternatives
